The renovation phase of the first Renaissance Danville project, the Clipson House at 424 Oak Street, is complete. Big cheers to The Renaissance Board; to Don Reynolds Construction and to his cadre of fine subcontractors; and to the many volunteers who pitched in to get this part of the job done. Now to finish the project. To do the good part, the fun part, the part that makes everyone happy. Not only Mr. Federman, but everyone. On to marketing this great home and to finding the right family to bring life to this structure.

Make no mistake, this is a great home. Built in 1895 this Queen Anne style bungalow maintains the charm and grace of the period with the advantages of having new vital parts. How about a:
  • New basement with 10 foot to the floor joists
  • New under ground electrical service, wiring and breakers
  • New plumbing
  • New air conditioning system
  • New hot water boiler for heating
  • New front porch and back porch
  • New exterior paint job
  • New wood framed combination storm and screen windows

    The asking price of $60,000 barely covers the costs of the improvements listed above. And face it, these are the things that scare the pants off the average home buyer for fear that something will die right after the deed is recorded. Not here, not with this house, all new stuff. We won't be able to do this with every home we renovate, but we did it with this one. Some one is going to get an incredible deal for being the first to invest in a Renaissance house.

  • Nice hardwood floors

    No interior decorating efforts were attempted with this project. The previous owner?s interior decorating remains in place making the home very livable as it is. It would be easy for a new owner to work from room to room adding their own personal touches even while living in the home.

    There have been improvements in the neighborhood too. A drive down the street will find several very neat and well-kept homes and a couple still in need of some effort. But no one said it would be easy or fast. We are close to selecting the next project house. It will most likely come from this area and when finished contribute additionally to the value of the neighborhood.

    Increased patrols by the Danville Police Department, replacement of deteriorating areas of sidewalk and Renaissance Danville identifying signage will contribute additional safety and pride to this historic neighborhood.

    Now it is your turn. You have an investment in this project too. The City of Danville has pledged on your behalf to partially support the Renaissance Danville efforts. Earn some dividends on your investment. Help to encourage the right family to buy this home. Here is one of those opportunities I told you about last month.
